Tomorrow night, (Thursday, October 2 at 8pm) the Planning Board will hear the presentation for a building at 78 Main Street. The troubling issue at present is the height of the building and I plan to speak on this. The code, 300-36-E-1, clearly states that in the Downtown Business District, 3 floors are as of right. A 4th floor can be approved if it does not interfere with any other buildings or with major views. Walking south from Elm Street toward Chestnut, there is a small view of the river, palisades and sunset when you pass the brick house. 4 floors will wipe that out where as 3 can still allow a little of it. Also, 4 floors will wipe out the view from the brick house on the second and 1st floors. 3 floors will allow a view from the second floor. 4 floors will wipe out the view from our yard and worse, our veranda. 3 floors will allow a view from the veranda but not the yard. The proposal is for a mansard roof and perhaps it will work in this case as they can have the 3 floors and it will not be too high.
The views from the aqueduct as you pass through Dobbs Ferry are a very special feature of our village. Hundreds of people daily use that path..walking, running, walking dogs, biking, going to school, going to the train...and we all need to speak up about the importance of hanging on to these views.
